As the end of the year starts getting closer, most folks are thinking about the holidays, family gatherings, and wrapping up another busy year. But if buying a home, second home, or investment property has been on your mind, this is also a good time to sit down and look at the numbers.

Here along the Grand Strand, real estate is about more than having a place near the beach. For many buyers, a property can become a long-term investment, a future retirement home, a vacation getaway, or an income-producing rental.

And depending on your personal tax situation, purchasing before the end of the year may also have tax considerations worth discussing with your CPA or tax professional.

Why Buy Before December 31?

One of the biggest advantages of buying before year-end is simply getting your investment working for you sooner.

Instead of waiting until spring—when plenty of other buyers may also start shopping—you can spend the final months of the year exploring opportunities throughout Myrtle Beach, North Myrtle Beach, Little River, Conway, and surrounding Grand Strand communities.

If you finance a qualifying primary or second home, mortgage interest may be deductible when you itemize and meet IRS requirements. Certain state and local real estate taxes may also qualify as itemized deductions, subject to applicable limitations.

That doesn’t mean buying a home automatically creates a tax break. Every buyer’s financial picture is different. But it does mean there may be good reasons to talk with your tax professional before the calendar turns to January instead of afterward.

Thinking About an Investment Property? Timing Matters Even More

Myrtle Beach has long attracted buyers looking for vacation properties, long-term rentals, second homes, and other real estate investments.

If you’re purchasing property specifically to generate rental income, year-end timing can become especially important.

The IRS generally allows depreciation on qualifying residential rental property beginning when the property is placed in service—meaning it is ready and available for rent. Simply purchasing a property before December 31 does not necessarily mean it qualifies for depreciation that year if it isn’t yet ready and available for its intended rental use.

That’s a great example of why buyers should coordinate with both their real estate professional and their tax advisor when considering a year-end investment.

Myrtle Beach Property Taxes: Primary Home vs. Second Home Matters

Here’s something buyers coming from outside South Carolina sometimes don’t realize.

In Horry County, a qualifying owner-occupied legal residence receives a 4% assessment ratio, while property that does not qualify as a legal residence is generally assessed at 6%. Vacation and second homes do not qualify for the legal-residence treatment.

That distinction matters when you’re figuring out the true cost of owning property here.

So when you’re comparing two Myrtle Beach properties, don’t look only at the purchase price or monthly mortgage payment. Ask what the estimated taxes could look like based on how you intend to use the property.

Don’t Buy for the Tax Deduction—Buy the Right Property

Tax advantages can be helpful, but they shouldn’t be the only reason you purchase real estate.

A smart Myrtle Beach buyer should look at the entire picture:

  • Purchase price and financing
  • Estimated property taxes
  • Homeowners, wind and flood insurance where applicable
  • HOA dues and assessments
  • Rental restrictions if investment income is part of your plan
  • Maintenance and property-management costs
  • Location and proximity to the beach, shopping, golf, dining, and attractions
  • Long-term plans for the property
  • Potential rental income and expenses
  • Your personal tax situation

The goal isn’t simply to own something before December 31.

The goal is to own the right property at the right numbers.

Year-End Can Be a Great Time to Start Looking

There’s another reason I like talking with buyers before the year is over: you don’t have to wait until everybody else decides it’s “home-buying season.”

Sellers who have their properties on the market late in the year are often serious about selling. That doesn’t guarantee you’ll get a bargain, but it can create opportunities worth exploring.

Maybe you’ve been thinking about finally buying that Myrtle Beach condo.

Maybe you’re relocating to South Carolina and want to establish your primary residence.

Maybe you’ve always wanted a second home near the beach.

Or maybe you’re ready to purchase an investment property and start building your real estate portfolio.

Whatever the reason, waiting until tax season to start thinking about year-end financial planning may be too late. If purchasing real estate is already one of your goals, now is the time to start asking questions, reviewing properties, talking with a lender, and speaking with your tax advisor.

Let’s Find the Right Myrtle Beach Investment

There are a lot of different ways to own real estate along the Grand Strand—from affordable condos and primary residences to vacation properties, waterfront homes, and investment opportunities.

And no two buyers have exactly the same goal.

If you’re thinking about buying before the end of the year, let’s look at what’s available and figure out which properties make sense for your plans, your budget, and the way you want to use the property.

You don’t have to figure it all out on your own.
